On the premises, at Waters Upton, near Wellington, in the county of Salop, on Tuesday the 3d day of April, 1804.
ALL the Farming Stock, Implements in Husbandry, and a part of the Household Furniture, of Mr. JOHN WASE, who is declining the farming business: consisting of eleven dairy cows, calved and incalf, five in-calf heifers, on barren ditto, one bullock, six one year old calves; three capital draught horses; thirty-five Ryeland ewes, lambed and in lamb, twenty two yearlings, ditto, fifteen wethers, and three rams of the Ryeland breed; two gilts in pig, eleven store pigs; two waggons, two tumbrels, one long cart and geering, one road cart, tax cart and harness, geering complete for four horses; five pair of harrows, two single ploughs, three stack frames and pillars; five ladders, one large step ladder, land roller, two drag rakes, and two wheelbarrows; a quantity of old iron, and upward of sixty tons of excellent hay, in lots, with a variety of other farming utensils.
The Furniture consists of mahogany and walnut chairs; three pair of bedsteads; oak tables, stands, chests of drawers, and bureau, a quantity of books, law, divinity, &c. five pair of brass candlesticks, fenders, two cheese presses, cheese vats, [churn?], barrels, fourteen wood bottles; pots, kettles, and brass pans; a large quantity of pewter, and other articles; fine high bred black pointer dog, fleet as a greyhound, steady, staunch, points in a superior [stile?] of excellence, and was broke in the last season.
The character of the above Cows, in their own neighbourhood, for good milkers, is beyond description. The Sheep and Hay will be sold in Lots; and as the whole of the property will be disposed of without reserve, in one day, the auctioneers request the early attendance of the public.

Lot I. All that well accustomed PUBLIC HOUSE, brick and tile, known by the name of The Swan, situate at WATERS UPTON, in the county of Salop, on the turnpike road leading from Wellington to Hodnet and Whitchurch, (on which there is a great coal and lime carriage,) consisting of a good kitchen, parlour, pantry, and brewhouse, with a cellar capable of containing 20 hogsheads; four best lodging rooms, and two attics; two Stables, equal to the accommodation of 18 horses; two Pig-sties, an excellent Garden, and other conveniences; a Piece of arable or pasture Land adjoining, and two other Pieces, one in pasture and the other meadow, near thereto, called Quarry Piece, Pinkhouse Croft, and Pinkhouse Meadow, containing in the whole, by estimation, five acres and three quarters, or thereabouts, now in the occupation of Charles Evans, as tenant from year to year, at the clear yearly rent of 30 guineas.
Lot II. An ALLOTMENT on Waters Upton Moor, containing about three acres, adjoining westerly to the occupation-road leading out of the new road from Kynnersley to Crudgington and southerly to an allotment to the Marquis of Stafford, being the second allotment from the last mentioned road, and in the possession of Mr. Richard Allen.

Also, a Town-built Curricle, and 2 sets of harness, in good condition
The whole of the Straw to be taken off the premises.
N. B. The Horses are in high condition, have been used to draw a Curricle, and to draw double at Plough, and for symmetry and steadiness Cannot be surpassed. The Colts are well bred, full of bone, and very promising to make capital hunters; the Cows, which are mostly of the Devon breed are excellent milkers, and will calve in time for the dairy; and the Auctioneer can with confidence recommend the whole to the attention of the public, whose attendance he requests precisely at ten o’clock in the morning, [as?] the whole will be sold in one day.

LOT IX. 86 Oak Trees, 72 Ash, 8 Poplar, 4 Elm, 1 Alder, and 2 Crab, growing on Lands at Waters Upton, in the Occupation of Mr. Joseph James and Mr. Edward Austin.
The above Timber is sound, and chiefly of large Dimensions. Great Part of the Oak is of excellent Quality, suitable for the Navy, Quarter Boards, or any superior Purposes where large Timber is required.—The Ash and other Timber is very good, being such as is scarcely to be met with, standing contiguous to the Watling Street Road, near Wellington, and very convenient for Delivery to several large Iron Works, within five Miles of the River Severn, and nine of Shrewsbury.

The poor’s rate is unusually moderate, and the estate is near to coal and lime.

ALL the LIVE STOCK, FARMING IMPLEMENTS, Brewing and Dairy Vessels, Part of the HOUSEHOLD FURNITURE, and other Effects; the Property of Mr. THOMAS TIMMIS, who is leaving the Farm.

LOT I.
ALL that newly-erected and well-accustomed PUBLIC HOUSE, or Licenced [sic] Beer House, called The Lion, situate at Waters Upton aforesaid now in the Occupation of Samuel Nickless, with the Stables, Cowhouses, Walled Garden, and Premises thereunto belonging.
And also all those Four small Pieces of good Meadow and Pasture LAND, lying together and adjoining the House, and containing three Acres or thereabouts, also occupied by Samuel Nickless.
The House consists of excellent Cellaring and spacious and commodious Kitchen, Parlour and Lodging Rooms. It is admirably adapted for Business of any kind, being situate adjoining the Road leading from Wellington to Whitchurch, and at the corner of the Road leading from that Road to Market Drayton, &c. and part of the Premises may at a trifling expense be converted into a Shop.

All that COTTAGE, in Waters Upton aforesaid, and adjoining the Road to Whitchurch, with the Barn, Garden, and Premises, now occupied by Charles Bennett, as Tenant from year to year.

HAVE the honour to announce, that they are instructed by the Proprietor, the Rev. Wright Willet (who is changing his residence), to submit for SALE BY AUCTION, without the least Reserve, the genuine and entire Effects, upon the premises aforesaid, on Tuesday and Wednesday, the 28th and 29th of November, 1837, each day at 11 o’clock precisely; comprising Dairy COWS and HEIFER; back, carriage, and farming HORSES; feeding and store pigs; implements of Husbandry; quantity of WHEAT and BARLEY, with a stack of excellent HAY, about 10 tons, all to off the premises; potatoes, dairy and brewing utensils, &c. &c.
The valuable, modern, and highly-preserved HOUSEHOLD FURNITURE consists of dining, drawing, and six bed room suits of superior cabinet work in mahogany, brown and knotted oak, zebra, and other fancy woods; the upholstery in fine damask, moreen, printed cotton, and dimity furnitures, with modern fringes and silk trimmings; bookcases, Brussels and other carpets; rich-cut glass, splendid iron-stone china, table service of 150 pieces with dessert service en suite in purple and gold; school room, butler’s pantry, laundry, and kitchen requisites, &c.; together with a PONY CARRIAGE and HARNESS, and numerous other useful effects in excellent condition.

Portable five-horse-power threshing machine, 4 excellent road and harvest narrow-wheel waggons, 4 broad-wheel tumbrels and cart, 14 sets of shaft and chain gears and Gee O tackle, 10 dozen of iron hurdles, double and single ploughs, sets of four and three horse and other harrows, superior rib roll, cultivators, cross harrows and twins, 80 corn sacks, excellent new straw engine by Baddeley, useful gig and harness, and a variety of agricultural implements.

WATERS UPTON, SHROPSHIRE.
DESIRABLE FREEHOLD PROPERTY.
TO be SOLD by AUCTION, by J. HOLLAND, at the house of Mr. Icke, the Swan Inn, Waters Upton aforesaid, on Friday next the 5th day of May, at four o’clock in the afternoon, in the following lots, and subject to such conditions of sale as will then be produced:—
Lot 1.—All that piece of parcel of superior old TURF LAND, together with the small Garden and space of Land adjoining thereto, used as a road to the back of the said Swan Inn, as staked out, called by the name of the “Pinfold Croft,” and now containing by admeasurement 1A. 1R. 10P. or thereabouts, now in the possession of Mr. Rider.
This lot has an extensive frontage to the Turnpike Road leading from Waters Upton to Wellington, is admirably situated for building upon, and a Stone Quarry is opened therein.
Lot 2.—All that BRICK and TILE DWELLING HOUSE, erected within a short period, together with the Blacksmith’s Shop, Pent-house, Piggeries, Gardens, Pond, and Croft of Land thereto adjoining, pleasantly situate, and adjoining the Turnpike Road in Waters Upton aforesaid, containing by admeasurement 2R. 11P., now in the several possessions of Samuel Tudor and James Ridgway.
This lot is exceedingly well situated for a Blacksmith, and will be sold subject to a right of road to the Stone Quarries and other Property belonging to Mr. Whitfield and Mr. Rider, as staked out.
Lot 3.—All that MESSUAGE or DWELLING HOUSE, with the Piggery, Oven, Out-offices, and extensive Gardens of superior quality adjoining thereto, planted with fruit trees, situate and adjoining the road leading from Waters Upton to the Shray Hill and Land belonging to Mr. Whitfield, containing by admeasurement 0A. 2R. 29P., and now in the occupation of Robert Woolley.
Lot 4.—All that piece or parcel of excellent Arable LAND, now into two parts divided, called by the name of the “Lane Croft,” containing by admeasurement 1A. 1R. 25P. or thereabouts, and now in the possession of William Pidgeon.
This lot is situate near to lot 3, and adjoins Land belonging to Mr. John Williams.

ALL that valuable roadside old-licensed INN, called “The Swan,” situate at Waters Upton aforesaid, adjoining the turnpike road leading from Wellington to Hodnet, with the Malthouse, Outbuildings, Fold Sheds, Garden and piece of Land attached, the whole containing 1a. 0r. 17p., or thereabouts, and now in the occupation of Mrs. Martin.
Lot 2.
All those three Pieces or Parcels of ARABLE and MEADOW LAND, situate on the opposite side of the turnpike road to the last lot, and adjoining lands belonging to the Duke of Sutherland and Mr. Titley, also occupied by Mrs. Martin, and containing together 3a. 1r. 38p., or thereabouts.

WATERS UPTON.
Property Sale.—At the Swan Inn, on Wednesday, Messrs Barber and Son, by direction of the trustees of the will of the late Mr A. Atcherley, sold two freehold houses and some parcels of land, all situate in the village. Lot 1, a dwelling-house on the road from Wellington to Cold Hatton, used as a shop, with appurtenances, was sold to Mr A. James for £220. Lot 2, a dwelling-house near [word(s) missing here?], was purchased by Mr Beaman for £140. A piece of arable land on the Bolas main road (3r 3p) was sold to Mr Wilde for £80, and the same gentleman gave the same price for a piece of pasture land of the same extent adjoining. A piece of arable land (1a 1r 23p), on the road from Wellington to Cold Hatton, found a purchaser in Mr Jerman (Waters Upton) at £115, and a piece adjoining (3r 14p) was sold to Mr Bennett for £70.

IMPORTANT PROPERTY SALE.—Messrs. Barber and Son conducted an Important sale of freehold property, situate at Waters Upton, at the Town Hall yesterday afternoon, in the presence of a large company. Waters Upton Hall, a fine 17th century house, together with a useful farm and farm buildings, covering about 52 acres, was sold for £2,050 to Mrs. Fisk. Some 33 acres of arable and pasture land adjoining were withdrawn. A freehold river meadow of some five acres made £310 to Mr. Jarman, and 28 acres of arable land to the same purchaser for £900. Some pieces of arable land adjoining the last lot were withdrawn. The farmhouse, buildings, and a piece of pasture in the centre of the village, occupied by Mr. Needham, went to the tenant at £400. Mrs. Fisk purchased a cottage and two gardens for £100, and Mr. W. A. R. Ball paid £190 for a house and garden in his occupation. Waters Upton farm and adjoining cottages were withdrawn. Messrs. Rider and Heaton, New Square, Lincoln’s Inn, London, were the solicitors concerned.

IMPORTANT PROPERTY SALE.—Messrs. Barber and Son, auctioneers, held an important sale of freehold property at the Charlton Arms Hotel, yesterday afternoon, when the “Lion” public house, at Waters Upton, with some 3 acres of land, was sold to Mr. W. T. Southam, Shrewsbury, for £850. Mr. R. A. Newill, Wellington, was the solicitor concerned. A field of arable land “Long Croft,” at Waters Upton, with road frontage, containing 1a. 1r. 23p., was sold to Mr. W. Shakeshaft for £100. Mr. R. A. Clarke, solicitor, Wellington, bought two pieces of pasture land at Waters Upton, “Quarry Croft” and “The Butts,” 3r. 3p. each in area, for £155; and Mr. Harry Herbert, of Much Wenlock, paid £130 for two cottages and gardens at Cold Hatton. Messrs. Carrane and Elliott, Wellington, were the solicitors for these lots. There was a good attendance and spirited bidding.

ESTATE SALES.
MEESON ESTATE.
At Wellington (Salop) on Thursday last week Messrs. Barber and Son, auctioneers, Wellington, conducted the sale of the Meeson Estate, which had an area of nearly 300 acres. Meeson Grange, comprising house, buildings, three cottages and over 129 acres of arable and pasture land, was sold to Mr. J. W. Evans, Kineton, Warwick, for £4,600. Mr. W. Dugdale, an adjoining owner, was the purchaser for £1,100 of 31¾ acres of accommodation land. Two similar enclosures adjoining, containing 24¾ acres, were sold to Mr. Richard Jones, of Cherrington, for £1,600. A water meadow, adjoining Bolas Bridge, found a purchaser in Mr. J. S. Morgan, Harebutts, for £700. Meeson House, with five acres, was sold to Mr. J. W. Shakeshaft, Cold Hatton, for £925. Six and three-quarter acres of arable land at Meeson Heath were knocked down to Mr. W. Morgan, of Waters Upton, for £450. Mr. H. Dodwell secured a cottage with 13 acres of land at Meeson Heath, and 11 acres of land at Shray Hill for £620 and £500 respectively. He was also the purchaser of 34 acres of accommodation pasture land on the Dayhouse Moor for £950. Nineteen acres of accommodation land at Shray Hill were sold to Mr. H. Thorpe for £825.

Railway guard H. Matthews, of Much Wenlock, had to motor-cycle 12 miles to work. He got 2s. 6d. a day travelling allowance from British Railways.
To save that 2s. 6d. the Railway Executive yesterday went to Wellington County Court and sought possession of a cottage at Waters Upton, occupied by ex-railwayman Bernard Mundy. Possession granted.
